How it works

Up and running in
under ten minutes

No technical knowledge required. If you can send an email, you can set up Tenancy Portal.

1
Add your property and tenant
Enter your property address, add your tenant's name and email. That's it — the portal is created instantly.
2
Upload their documents
Upload the gas safety cert, EPC, EICR, How to Rent guide, deposit certificate — any document you're required to share.
3
Tenant confirms receipt
Your tenant gets a magic link by email. They log in, read the documents, and click confirm. Every acknowledgement is timestamped and stored.
Compliance

Every document.
Provably delivered.

Under the Renters' Rights Act, it's not enough to hand over documents — you need to prove your tenant received them. A timestamped digital acknowledgement is the strongest evidence you can have.

Useful Links

Resources we think
landlords should know about

We've curated some helpful external links for private landlords in England. These open third-party websites — Tenancy Portal is not affiliated with or endorsed by any government body.

DEADLINE 31 MAY 2026
Renters' Rights Act Information Sheet
Landlords are required to provide this to every existing tenant by 31 May 2026. The official version is available on the government website.
LATE 2026
Private Rented Sector Database
Registration for all private landlords in England. Expected to require contact details, property info, and proof of Gas Safety, EICR and EPC compliance.
MANDATORY 2028
PRS Landlord Ombudsman
A new ombudsman scheme for private rented sector dispute resolution, expected to become a legal requirement from 2028.
ONGOING REQUIREMENT
How to Rent Guide
An official government booklet that landlords provide to tenants at the start of their tenancy. The current edition is available on the government website.
RECOMMENDED
NRLA — National Residential Landlords Association
The UK's largest landlord association. Free advice line, legal guidance, and training. Essential for keeping up with the pace of legislative change.
HMO LANDLORDS
HMO Licence — Local Council
Generally required if you rent to 5+ people from more than one household. Some councils require licences for smaller HMOs too.
LEGAL REQUIREMENT
Right to Rent Check
Landlords and agents should verify a tenant's right to rent in England before a tenancy starts. The government provides an online checking service.
BEST PRACTICE
Inventory & Schedule of Condition
A detailed check-in inventory protects landlords in deposit disputes. Under the Renters' Rights Act, the burden of proof sits with the landlord — a signed, timestamped inventory is your strongest defence.
